Course Description Students are provided an introduction to the Body Corporate & Community Management Act and associated Regulation Module/s (specific to each scheme/site) to best comply and deliver on their Committee/Caretaker/Body Corporate Manager “Code of Conduct”. Students are also provided an introduction to building compliance (ABMA Code) , work health and safety and “in practice” caretaking skills.

Courses are ideal for those who presently own or are looking to purchase Management Rights for the first time in our state (QLD) and partake in an Assignment of Managements Interview with the prospective body corporate committee.

This course is also ideal for new Strata Managers/Property Developers who are heavily relied upon to provide direct guidance to Committee Members with regards to the Assignment of Management Rights Process, Management Rights Terms and Conditions and overall day-to-day performance of the Building Manager/Caretaker.

DAY 1:

Subject: ABMA Code Training Program – ABMA Strata Professionals Annual Induction Training Program + STRATA MASTERY – ABMA Code Utilisation & Code of Conduct – Customised Training Program
Duration: 5 to 6 Hours
Description: Introduction to the Australian Building Management (ABMA) Code + Step-by-step review of ABMA Code standards against the site specific, Caretaking Agreement “Schedule of Duties

DAY 2:

Subject: Body Corporate Best Practice (BCBP) – Customised Training Course
Duration: 3 to 4 Hours
Description: Introduction to the Body Corporate & Community Management Act and associated Regulation Modules

DAY 3:

Subject: Regulatory Compliance Via Self Assessment (RCviaSA) – Customised Training Course
Duration: 3 to 4 Hours
Description: An internal check of compliance with various acts, codes of practices is conducted without the fear of students incurring infringement notices of penalties

  2. Trimming of Accessible Trees/Shrubs/Hedges and Plants
  3. Pruning of Accessible Trees/Shrubs/Hedges and Plants
  4. Removal/Treatment of Weeds
  5. Ensuring Landscape Features Are In Good Working Order
  6. Review of ABMA Minimum Objective Performance Standards

Cleaning Duties:

  1. Sweeping, Mopping, Vacuuming, Dusting & Wiping etc.
  2. Bathroom/Restroom/Kitchen Sanitary Practices
  3. Maintaining Consumable Stocks Levels
  4. Reporting Dysfunctional Infrastructure
  5. Cleaning from Accessible Heights
  6. Review of ABMA Minimum Objective Performance Standards

Swimming Pool & Spa Maintenance:

  1. Daily Pool Water Testing
  2. Backwashing
  3. Removal of Leaf Litter
  4. Cleaning of Pool Furniture
  5. Removal of Scum from Waterline Tiles

Barbecue & Associated Area Maintenance:

  1. Rust, Dust, Food Waste, Fats & Oils Removal

(Students also have the option of extending training to include a site specific inspection of common property and to undertake a site specific, “mock” caretaker performance management audit, without the fear of incurring any immediate infringement notices or penalties for non compliance identified).
