Generally speaking, faults / defects located on common property and impacting multiple lots is a Body Corporate responsibility to address. Where the source of the fault is unknown or yet to be determined, in order to enable investigations to take place, authority is required for the Body Corporate to engage a suitably qualified service contractor to inspect any / all impacted lots.
Alternatively, lot owner's may carry-out their own investigations and seek reimbursement of costs from the Body Corporate, if applicable.

To remove any possible confusion, where Option 2 is selected, the Owner provides written consent for the Body Corporate to coordinate and arrange repairs on behalf of the Lot Owner. The Lot Owner understands and agrees that any costs that are found to originate from the Lot OR as a direct result of lot owner action/s, is to be reimbursed to the Body Corporate within a reasonable timeframe (and monies owing placed as a debt against the lot).
Important Note: All service contractors must at all times be appropriately licensed and insured. The Body Corporate / Owner reserves the right to deny any reimbursement requests where an unlicensed or uninsured service provider has been engaged.
To further assist today, a list of recommended service contractors may be requested from your Building Manager / Caretaker.
